Preventative Maintenance Programs

Life is busy and budgets are tight, it’s easy to forget to properly maintain your mechanical equipment. Having reliable equipment you can depend on is critical to your facility. Unfortunately, a majority of facilities take a reactionary stance when it comes to their plumbing and HVAC systems. This leads to increased repair costs, unexpected downtime, and premature equipment replacement.

Preventative maintenance programs help facilities break the reactionary cycle and become proactive when it comes to equipment maintenance. A customized program will not only save you money in the long run but will help prevent or limit serious problems from occurring.

The benefits of a Preventative Maintenance Program include:

  • Repair or replace worn parts to increase efficiency and lifespan of the equipment
  • Lower utility bills and decrease energy consumption
  • Improve air quality and comfort for residents
  • Reduce the possibility of back-ups/flooding
  • Greatly reduce the risk of costly repairs and premature replacement
  • Reduce or eliminate downtime losses
  • Proactively plan for equipment replacement

All parts are sourced from our trusted suppliers to provide the quickest and most cost effective service to our customers.

RPZ (Reduce Pressure Zone) & Backflow Prevention Testing

Reduce pressure zone valves are required to protect the potable water supply of your building and the city municipal water system. They are crucial to the integrity of your buildings plumbing system and the safety of its occupants and they must be inspected annually. Whether you need expert installation, service, or repair, our licensed and certified plumbing technicians are here to help you with your RPZ requirements. Our RPZ testing program keeps your building compliant with city regulations by:

  • Mailing reminder letters one month before your testing is due
  • Using state of the art equipment for accurate results
  • Sending trained and certified technicians to perform the testing
  • Submitting completed reports to the city on your behalf

CO Sensor Testing

Carbon monoxide poisoning is a serious matter. When too much carbon monoxide is in the air, the body replaces the oxygen in the red blood cells with carbon monoxide. This can lead to serious tissue & brain damage, or even death.

Carbon monoxide is a gas that has no odor, taste, or color. Burning fuels, including gas, wood, propane, or charcoal, make carbon monoxide. Appliances and engines that aren't well vented can cause the gas to build up to dangerous levels. A tightly enclosed space, like an underground parking garage, makes the buildup worse.

Symptoms can include:

  • Headache
  • Dizziness
  • Shortness of breath
  • Blurred vision
  • Loss of muscle control or even loss of consciousness

It is important to not only install CO sensors in underground parking garages and throughout the building, but it is also important to have them tested yearly by a licensed professional. Our CO sensor testing program can keep your building safe and your sensors running at optimal levels.

Combustion Analysis

The City of Minneapolis requires a heating, ventilation, and cooling performance safety check for rental properties once equipment has been in service for 10 years. The combustion analysis test must be performed by a licensed journeyman/master heating installer and a report filed with the city for each HVAC unit in your rental building. Major Mechanical has licensed journeymen/master's on staff that can perform these tests for you. We will also submit all forms to the City of Minneapolis to make this a seamless and efficient process for your facility.
